What to Consider When Choosing Your Lot

heavy construction machinery in a newly developed subdivision One of the great things about choosing to buy a new construction home is the fact that you can customize your home so that it perfect for you. From deciding on the layout to choosing paint colors, it’s a great way to make your home yours.

The one thing that is harder to customize is your lot. Once you’ve picked it out, it’s can be nearly impossible to change the location or lot features. So before you set your heart on a house, first consider the lot.

Is My Lot on a Road?

As with choosing your home, when you’re considering your lot, it’s all about deciding what you want. For example, if your lot is on the corner of your subdivision near the main road, you could be dealing with headlights peeking through your window every time someone drives by. On the other hand, that might be worth it if it means you’re close to the entrance of your subdivision, or near the community pool, or near a bus stop.

What’s the Terrain Like?

Slopes might look pretty, but are they just going to be an inconvenience when it comes to mowing your lawn? This isn’t be a concern if you’re in a maintenance-free community like Parkview, but it’s definitely something to consider.

Is It Near Water?

Perhaps you like living near the water, but you should definitely consider whether or not this will be a problem once it starts raining. Most building companies (such as One27Homes) will have already taken this into consideration when choosing which lots to sell, but it’s always worth asking! A good builder will be happy to answer questions about flood plains.

At the end of the day you’ll want to make sure that, like your brand new home, your lot checks all of the boxes. Consider what your wants and needs are. What are things that you have to have? What’s worth compromising on? Take these things into consideration when picking your home, and I know you’ll be in the home of your dreams in no time.
